Property Management Services

We believe in Proactive Property Management.

This means that we will use good systems and we have extensive training.  We have good communication with both our tenants and owners. We also provide sound knowledge and experience and guaranteed quality service.

Advertising

We advertise in the local paper, The Redland Times,  and on the internet with realestate.com

Tenant Selection

We screen our tenants carefully through TICA, call personal references and also obtain references and ledgers from prior managing agents.

Rent

Our rent is collected from  tenants either by direct deposit or with a deposit book from our financial institution.  If rent falls behind by seven days we will send a Form 11 - Remedy to Breach.

Bond

Equivalent to four (4) weeks rent is held in our Trust account before being transferred to the Office of Rental Bonds.

Tenancy Agreement

We prepare the standard Tenancy Agreement in accordance with the Residential Tenancies Act 1997. Application can be made to the Residential Tribunal for special additional terms.

Condition and Inventory Report

A comprehensive and detailed inspection report is compiled prior to the tenant occupying the property. The inventory forms the basis of the termination report and can be used in the event of any disputes.

Inspections

We udertake routine inspections every three months, and send a routine condition report to every owner informing them of the state of the property, any maintenance issues or damage incurred by the tenants.

Repairs and Maintenance

We will arrange all emergency repairs to protect the property from damage or to maintain essential services to the tenants. Your instructions will be sought before proceeding with major maintenance repairs. A list of after hours emergency tradespeople must be given to the tenant at the time of signing lease. We would discuss these options at time of you signing our Managing Agents Agreement.

Funds

Funds will be deposited to a Financial Institution selected by you. We disburse monies to owners mid month/end of month or both if you choose.
